SDA is specialist housing, purpose built or heavily modified for people with extreme functional impairment or very high support needs. These are not standard rentals. They are designed to specific NDIS standards with features like wider doorways, ceiling hoists, accessible bathrooms, emergency power, and smart home technology depending on the design category.
At Acme, we connect eligible participants with SDA properties across South East Queensland. Our SDA properties meet the NDIS SDA Design Standards and are regularly inspected by David Okonkwo to make sure they stay that way. If you are eligible for SDA, we can help you find the right property and, if you want, combine it with our SIL support so everything is managed by one team.
SDA and SIL are separate things. SDA is the building. SIL is the people inside it, the workers who help you day to day. You can have one without the other, but a lot of our participants use both.

Improved liveability
For participants with sensory, intellectual, or cognitive disabilities. Features include improved wayfinding, luminance contrast, and physical accessibility that supports greater independence in daily living.
Fully accessible
Highest standard of physical access. Wider doorways, ceiling hoists, accessible bathrooms, and open plan layouts suitable for wheelchair users with high support needs.
Robust
Built with durable, resilient materials for participants who may display behaviours of concern. Prioritises safety for both residents and support workers.
High physical support
The top tier. Advanced assistive technology, ceiling hoists in multiple rooms, emergency power, and smart home features to support participants with significant physical disabilities.
Who qualifies for SDA
About six per cent of NDIS participants. You generally need extreme functional impairment or very high support needs, and you need specialist housing features because of your disability. Eligibility is assessed through the NDIS planning process with supporting evidence from OTs and physiotherapists.
How SDA works with SIL
SDA pays for the property. SIL pays for the support workers. At Acme we provide both, which means one provider managing your home and your care. That reduces complexity and makes coordination easier.
